We’re pleased to see Schutle’s real estate AI visibility research featured in both Estate Agent Today and Property Industry Eye, brining the importance of our findings to a wide audience across the property industry.

Both articles, published on 23 September, explore our research and how AI platforms recommend estate agencies and what this means for businesses looking to reach buyers, sellers, landlords and investors.

Our research analysed 10,560 AI responses across London, Dubai and Marbella, covering ChatGPT, Gemini, Claude and Google AI Overviews.

Estate Agent Today highlights the agencies appearing in AI recommendations

Graham Norwood’s article, “Knight Frank is an AI winner – how about YOUR agency?”, discusses the businesses our researched showed are currently achieving strong visibility across different markets and customer requirements.

Among the findings, Knight Frank appeared in 63.8% of relevant Central London responses, while Hurford Salvi Carr led the Canary Wharf, Docklands and E14 category with 30.3% visibility.

The coverage also highlights the opportunities Schutle’s research showed for independent agencies. Bromley Estates Marbella appeared in 81.2% of responses concerning British buyers, outperforming several larger international brands.

Property Industry Eye explores the risk of being overlooked

Marc da Silva’s article, “Is your estate agency invisible to AI? New research reveals the risk”, focuses on what happens when an agency is missing from an AI-generated shortlist.

During our study, AI platforms typically recommended just three to five agencies per response. The businesses selected varied depending on location, nationality, customer requirements and the platform being used.

The article also explores the importance of clear online evidence. Local expertise, reviews, language capabilities and specialist services were among the characteristics AI platforms cited when explaining their recommendations.

What this means for estate agencies

For us, the practical message is clear: agencies need to understand the questions their target customers are asking, whether their business appears in the answers and how their expertise is represented online.

Our view is that this starts with examining the services and markets that matter most to the business. Does the available information clearly explain who the agency helps, where it operates and what digitally accessible evidence supports its claims?

The research provides a starting point for those conversations and highlight the risk facing many agencies as the use of AI led search grows across new and traditional platforms.
