AI Visibility and GEO for Estate Agents in Marbella & the Costa del Sol

Make your real estate business easier for ChatGPT, Gemini and Claude to find, understand and recommend.

Marbella coastline, luxury residential property and surrounding areas

Schutle helps real estate agencies and brokerages improve their visibility in AI search and recommendations by making better use of the valuable information they already hold.

Our technology turns information about your properties, locations, services and expertise into structured, accessible content that AI platforms can discover and use when answering questions and recommending businesses.

We also monitor AI recommendations, track which competitors are being suggested and identify opportunities to improve your agency's visibility.

No new website. No need to replace your existing software. Just make better use of the information you already have.

The way buyers find real estate agents in Marbella is changing

Marbella and the Costa del Sol have one of Europe's most international and diverse property markets.

Property values can be substantial, buyers often come from overseas and purchasing a home involves decisions about far more than the property itself.

From choosing between Marbella, Benahavís and Estepona to understanding Spanish property law, financing, taxation and the buying process, prospective buyers often spend considerable time researching before they ever contact an estate agent.

Traditionally, much of this research started with searches on Google or Bing.

Someone looking for a villa in Marbella might search for "luxury villas for sale Marbella", browse property portals and agency websites, and gradually build a shortlist of businesses to contact.

AI is changing that process.

Instead of making a series of individual searches, buyers can now have detailed conversations with AI platforms such as ChatGPT, Gemini and Claude.

They can explain their budget, lifestyle, preferred locations and property requirements, concerns, ask follow-up questions and compare different options without necessarily visiting any agents' websites.

As their research develops, they can also ask AI to recommend estate agents and brokerages that specialise in what they are looking for and have the right information, language, experience and track record.

For real estate businesses, this introduces a new and important stage in the customer journey.

Being visible in Google is still important. But being one of the businesses AI recommends is becoming a separate challenge.

And unlike traditional search, where agencies compete for positions in a list of results, our research shows that AI responses are normally limited to just 3 to 5 real estate businesses.

If your agency isn't among them, it's highly likely that a prospective buyer may never discover you.

Which Marbella estate agents is AI recommending, and why?

Being an established estate agency in Marbella doesn't automatically mean ChatGPT, Gemini or other AI platforms will recommend your business to potential buyers or sellers.

Our Marbella AI Visibility Report 2026 analysed 2,895 AI-generated responses across nine different areas of customer intent, including luxury property, investment, reputation, international buyers and specific nationalities.

The findings revealed something important for real estate agencies operating on the Costa del Sol.

There isn't one agency that dominates AI recommendations. The businesses being suggested change depending on what the customer is looking for.

Different customers. Different recommendations.

Our research found some striking differences:

  • Property investment: Panorama led the Marbella investment category, appearing in 378 of 585 responses (64.6%).
  • Luxury property: Engel & Völkers led the combined luxury analysis with 500 appearances from 585 responses, closely followed by Drumelia with 493.
  • British buyers: Bromley Estates Marbella led with 95 appearances from 117 responses (81.2%).
  • German buyers: Engel & Völkers appeared in 113 of 117 responses (96.6%).
  • Norwegian buyers: Nordica Marbella led with 80 appearances from 117 responses (68.4%).

Even the wording of a question made a difference. Drumelia led three of the five luxury-property question variants, despite Engel & Völkers leading the category overall.

What does this mean for your agency?

The research suggests that AI platforms are not simply recommending the largest or most recognisable estate agencies.

Their answers repeatedly associated businesses with specific areas of expertise, including international buyer experience, language capabilities, investment knowledge, luxury property, local market expertise and established reputation.

For Marbella agencies, this raises some important questions.

Does AI understand what your agency actually specialises in when it looks at your digital footprint and website?

Can it easily find credible information about your experience, locations, services and the customers you work with?

And when someone asks AI to recommend an agency for exactly the type of business you want to attract, are you among the names being suggested?

These are the questions Schutle helps real estate businesses answer.

Your agency already holds valuable information. Is AI able to find and use it?

Most established real estate agencies have spent years building up extensive track records and detailed knowledge of their local markets, properties, clients and services.

Much of that information already exists somewhere within the business.

It may be held in real estate software, property management systems, CRM software, spreadsheets, internal documents or individual team members' knowledge.

Some small elements of this may appear on the agency website, but often in a limited format and not in an accessible coherent way that fully explains the business's experience, expertise or services in a way that AI can understand.

This is why Schutle was created.

From our years in Real Estate, we know the marketing value of the data most agents simply don't use. We specialise in turning existing real estate business information into structured, accessible content that AI platforms can more easily discover and interpret.

We know that agency owners don't want to have to invest in an entirely new website or change the software they use every day, Schutle's data-rich subdomains work alongside their existing websites.

They provide an additional information and context layer designed to help AI systems understand the agency, its properties, locations, services and areas of expertise that are unique to your business.

The objective is to make more of the information your business already owns available to the systems increasingly being used to research property decisions and recommend estate agents.

And because this information is part of your existing online presence, it supports your own agency brand rather than directing prospective clients to a separate property portal or third party website.

Frequently asked questions

What is AI visibility for real estate agencies?+

AI visibility refers to how a real estate agency appears in responses generated by platforms such as ChatGPT, Gemini and Claude. This includes whether the business is mentioned or recommended for relevant questions, and how it compares with other agencies.

How does Schutle monitor AI recommendations?+

Schutle analyses how AI platforms respond to selected questions relating to your business, locations, services and target customers. It records recommendation patterns, competitor appearances and changes over time to help identify opportunities for improvement.

Do I need a new website to use Schutle?+

No. Schutle is designed to work alongside an agency's existing website. Its data-rich subdomain technology provides an additional way to make relevant business information accessible without requiring a complete website replacement.

Can Schutle guarantee that ChatGPT or Gemini will recommend my agency?+

No company can guarantee that an independent AI platform will recommend a particular business. Schutle focuses on measuring recommendations, identifying gaps and improving the accessibility and quality of information that may support an agency's visibility.

Is Schutle suitable for agencies operating across multiple Costa del Sol locations?+

Yes. AI recommendation monitoring can be organised around the different locations, property types and services an agency wants to target, allowing businesses to examine visibility across multiple areas.

Is AI visibility the same as SEO?+

No. Traditional SEO focuses on visibility in search engines, while AI visibility examines how businesses appear in AI-generated answers and recommendations. There is overlap, but being highly ranked in Google does not automatically mean an agency will be recommended by ChatGPT, Gemini or Claude.
